Lacuna Estate is one of a number of new pocket developments on Kings Hill. It is located in the very heart of Kings Hill close to social gathering places such as Costa Coffee, The Spitfire pub and 3 popular restaurants, and is within only a few minutes walk of ASDA and Waitrose.
Lacuna Estate comprises 180 properties made up of 123 houses and 57 apartments. Lacuna Estate Management Company (LEMC) was formed by Sunley in 2001 and was originally managed by the 2 main developers, Sunley and Crest Nicholson. The purpose of its formation was to oversee the running, management and maintenance of the freehold or leasehold property or properties known as area E1 (HM Land Registry title number K818481) otherwise known as Lacuna Estate.
In 2010 the directorship of LEMC was offered to the homeowners. LEMC has 4 appointed resident directors, Neil Miller, Pauline Marsh and Jenny Vanbergen and Alison/Andrew Kuipers.
In 2017 Pauline Marsh set up a managing agent company called PMA Management Company which works in partnership with LEMC. Under this umbrella, Pauline and Jenny are hoping to take over the management of the flats on Lacuna Estate in 2018/19.

Pauline has over 20 years' experience in delivering housing management and repairs & maintenance services, performance monitoring and contract management in the social housing sector. She has worked for a number of housing associations and Councils in London and the home counties. Pauline has been a Board Member for an Islington-based homeless young persons project. She has a 1st class Bachelor of Science degree with honours in Housing Studies. Pauline has lived on Kings Hill since 2008 and became a Resident Director in October 2011. She now manages the repairs, landscaping, maintenance and conveyancing for Lacuna Estate. She also produces two newsletters per year; we deliver hard copies, but newsletters are also available to view on this website under the 'Noticeboard' tab.
Jenny graduated with a BA in French and German, and went on to pass her chartered Analyst industry exams attaining membership of the London Stock Exchange in 1990.
Jenny was appointed a Director in November 2014 shortly after she became resident, and now manages the accounts, bookkeeping, insurance and covenants compliance for Lacuna Estate. She also maintains this website.
Neil has been a teacher and head teacher for 18 years and he decided to take up the profession in 1992 after serving in the British Army. He has lived on Kings Hill since 2009 and became a Resident Director in October 2011.
Neil is an independent Director and is not concerned with the day to day running of the estate. He is available, however, to arbitrate in the case of disputes or unresolved resident complaints.
Alison & Andrew Kuipers
Andrew and Alison are independent Directors (appointed in 2018) and are not concerned with the day to day running of the estate. Both Alison and Andrew are active members of the community and, with two young children who attend Kings Hill Primary School, of the PTA, Andrew is a founding member of the local ukulele band, 'Ukes On The Hill'. In addition, he has his own business working with local dementia patients, whilst Alison works with a US law firm in London.
Both Neil and Andrew attend the twice yearly Directors' meetings, where we discuss the bank balances, budgets, accounts and major estate works. We also talk about the covenants, neighbourhood disputes, proposed policies and such like.
