Under the covenants, we (LEMC) have to keep the exterior of the freehold houses looking presentable.
The plan is to undertake a major redecoration programme once every five to seven years. It is proposed that the major redecoration programme will be conducted on a bespoke, house by house basis, in consultation with each individual homeowner. The next programme is going to span between 2019-2022.
During the intervening years - i.e. between each major redecoration programme - we also propose to do a one-off interim external wash down to tide us over between times.
During the summer of 2017, we undertook just such an interim programme to wash down and treat the exteriors of the houses with an anti algae product that we hope will last for up to 24 months and keep our estate looking cleaner for longer. The programme included the cleaning and treatment of
- all external house surfaces (including brick), this is render inserts, panelling and weatherboarding etc
- front doors
- integral garage doors (where applicable)
- gable ends
- porch canopies
- brick upstands
- and where appropriate areas above carports.
In the fullness of time, once the individual redecoration reserves have built up, it is intended that LEMC pays for all redecoration works including interim washdowns. However, please bear in mind that if the work required on your individual house happens to cost more than we have saved for you, there WILL be an individual supplementary charge.
